Program Information:

  • This program is available to both investor-owned and owner-occupied properties located in Fitchburg, Gardner, Clinton, or Athol.
  • Average grant size permitted is $10,000 per unit.
  • Inspectors, bidding assistance, and project oversight will be provided.
  • Rental units must remain available to low income families for a minimum of three years.
  • Investor-owners will be required to provide 15% match.

Basic Eligibility:

  • Owner-occupied Units:
    • A child six and under must be living at the property or visiting the property more than six hours per week
    • Must meet the 80% income guideline (listed below).
  • Rental Units:
    • There must be at least two bedrooms in the unit.
    • If the unit is occupied, the tenants must meet the 50% income guideline (listed below).
